Primary guest’s minimum age is 25 Property suitable for infants and children under 12 years of age No Smoking, No Pets, No Parties or Events House Rules 1. Early check-in at 11 AM or late check-out at 1 PM is available for $65 (subject to availability). For earlier or later times, please book the extra night. 2. A $100 fee applies for stained linens. 3. The nightly rate covers up to 6 guests. After the 6th guest, there is an additional charge of $65 per person per night. 4. A $250 penalty applies for: - Unauthorized Late Check-Out: Staying past check-out without approval affects cleaning and new guests. - Smoking of Any Kind: No smoking indoors or in non-designated areas. This includes cigarettes, cigars, vaping, e-cigarettes, and marijuana. - Unauthorized Pets: Only service animals are allowed with prior arrangements. Otherwise, no pets are permitted. - Unauthorized Guests or Not Included on the Reservation: Only the number of guests listed in your reservation are allowed to stay. Please do not exceed the maximum occupancy. - Noise or Disturbances: Loud noise, music, or activities that disturb neighbors are strictly prohibited. - Parties or Events: Hosting parties or events without permission is not allowed. - Excessive Mess: Leaving the house extremely messy or requiring extra cleaning will incur a fee. **Please Read Before Booking** All guests must sign the rental agreement before check-in. If you don’t, your booking means you fully accept its terms. Stayed at Nickis for 5 days over the Thanksgiving holiday. The location was great for lots of activities and restaurants. There was plenty of room for 6, definitely could comfortably fit 8 without sharing beds. The kitchen was suitable for making a large Thanksgiving meal, plenty of dishes, utensils, and various cooking items. The open kitchen/living/dining space was a favorite hangout for our crew. It was nice to have 3 bathrooms for a large group. All the beds were comfortable and clean. The bunks upstairs were fullsize instead of twins so my adult kids didnt mind. The pool table in the garage was popular, although we didnt get to the separate games room much to play air hockey or foosball. Nicki was responsive typically within minutes and provided useful answers to our questions. Overall, the experience was true to the advertisement and we would recommend to anyone wanting convenient access to the stadiums, Dallas Live, Grapevine Christmas markets, or Stockyards.

Our group had an amazing time at Nicki’s house. The pool was a highlight, perfect for relaxing. The rooms were comfortable and stayed cool, making our stay super pleasant. The kitchen was well-stocked, and Nicki thoughtfully provided plenty of coffee for the whole week. We also appreciated the ample supply of towels. Nicki was an excellent host, communicating quickly and clearly. We’d absolutely rent this house again! Highly recommend!
